Miami-based development company, The Turchin Companies, is planning to build a 225-unit rental community in Henderson County.
Called The Sanctuary at Eagles Nest, the subdivision will be located on the 86-acre former site of Horse Shoe Farm. The community will be geared toward Baby Boomers (55+) as “a next-generation concept centered on wellness and fun forever to create a better you.”
Located off South Rugby Road and stretching to the French Broad River, the site is within easy access to Mills River and Hendersonville. The subdivision will be mostly cottage-style homes, with five multi-family buildings. Cottages will be built in pocket communities of 8–16 homes oriented around a community garden. Planned amenities include an on-site farm-to-table restaurant, farm library, amphitheater, clubhouse, art and music studios, and wellness center/spa. Additional outdoor amenities like walking trails are also planned.
Said the developer to Blue Ridge Now, “Everything is designed where everybody has to walk and enjoy the community. [It will be] an active community to keep people healthy as they grow older.”
Started in the 1920s, The Turchin Company began investing in WNC around 2000. Their first regional project, The Lodges at Eagles Nest in Banner Elk, took over 10 years to complete. John Turchin, a third-generation developer and lead on the project, says he plans to have the whole Horse Shoe project complete within two years.
However, before breaking ground, the area must be rezoned. The property is currently zoned as a Residential 2, but the developers want to change that to a mixed use Residential 1, similar to Biltmore Park in Arden. After the zoning change, the plans must go before the county planning board and technical review committee for review of the subdivision itself.
