Land Sale Signals Upcoming Industrial Development in Flat Rock
A new master planned industrial park is set to bring many higher wage jobs to Henderson County.
June 29, 2022 (Asheville, NC)—On June 17, 2022, NAI Beverly-Hanks closed on a 65.31-acre tract of land in Flat Rock with prime frontage on Interstate 26. The property is set to be developed into an industrial park, which will likely offer many additional higher wage jobs in Henderson County. NAI Beverly-Hanks agents handled both sides of the transaction, which closed for $8,731,850.
“As long-time residents of the area, we are pleased to aid in the future development of one of Henderson County’s few prime undeveloped industrial sites,” said NAI Beverly-Hanks agent Karl Nelson, CCIM. “This will be a top-notch project in a class of industrial real estate where there is far greater demand than there is supply. This project will create jobs and improve the standard of living for many in our community.”
The future industrial site, Blue Ridge Commerce Center, will be a significant development for Henderson County. Henderson County Partnership for Economic Development assisted with development studies for this property. The property was also part of the Duke Energy Site Readiness Program.
“Based on its current zoning, the highest and best use [for this property] is industrial,” said Brittany Brady, President of the Henderson County Partnership for Economic Development. “Manufacturing types [of businesses] have a much higher wage scale, and we look forward to seeing good jobs and strong investment come from this.”
According to NAI Beverly-Hanks, each manufacturing job created in a community also results in several peripheral jobs created. For example, if a family of four moves to the area so that one person can take a manufacturing job, that family consumes goods and services that require additional human resources. Depending on the specific type of industry, each job created from one of these industrial users will create another 1.4–2.5 jobs in the area.
NAI Beverly-Hanks agents Nelson and Susanne Woosley, CCIM co-listed the property at 337 McMurray Road in Flat Rock. The level land with city water and sewer is located along I-26, opposite the interstate from Blue Ridge Community College’s Flat Rock campus.
“This was a collaborative effort between local family landowners dating back a few generations, private developers, and county and state agencies to produce a project that will benefit the community,” said Nelson.
“We were fortunate to work with the family and NAI Beverly-Hanks to go through the Duke Energy Site Readiness Program in May of 2020. Going through that program allowed us to know how to properly market this property for industrial use,” said Brady.
The new owners plan to build approximately ±680,000 square feet of space across four industrial buildings for prospective tenants. No known tenants have been announced at this time.
